Press Release Brimhay Redevelopment
Due to the excessive delays the Association has suffered on its Brimhay site and the rising costs associated with delays, the board has approved the demolition of all the bungalows directly affected by the proposed redevelopment of phase 1. Bungalows 9 – 12 will not be demolished in the foreseeable future.
For our long term tenants we have offered alternative accommodation on Brimhay in a similar bungalow in a ‘no cost to the tenant move’. Whilst we did not anticipate moving people in bungalows 1-6 in phase 1 or the need to move anyone twice, we could not have planned for the delays we have suffered. The move offered to the two most vulnerable tenants will actually re-house them in a better part of the site. The Brimhay community of South Devon Rural tenant’s has been decimated during the long drawn out Planning process and in fact only 5 original residents remain (out of 18). Two residents, who have been issued with notice, were fully aware that their tenancies were only short term and would come to an end, although they have been in residence much longer than they originally anticipated. As it happens they have enjoyed up to three years at Brimhay and are now eligible for a home loss payment of £5,800 plus some compensation.
The remaining tenant, who we are not able to rehouse on Brimhay, will be offered similar accommodation in the area and obviously we will do all we can to assist them in their relocation.
The Association has done far more to support its tenants that it is obliged or required to do and will continue to do so.
The Board of South Devon Rural Housing Association have had little time to fully consider the outcome of the Judicial Review against South Hams District Council in respect of our Brimhay Planning Application. We are of course disappointed that the claims were not all dismissed as this will mean even more delay and uncertainty for our tenants. We are committed to pursuing our charitable objectives which include providing as much affordable housing as is reasonably possible at Brimhay. We will therefore be speaking to our lawyers and planning advisors before moving forward with the project. We would encourage everyone concerned to study the transcript of the decision before jumping to conclusions.

The Rural Housing 'Master Plan'
Here at South Devon Rural Housing we are keen to demonstrate our desire to develop housing sensitively in the villages of South Devon. We believe it is not enough just to develop housing in isolation. We also believe that even in the smallest of villages, some social and low cost housing is needed, to both support any existing social or low cost housing and to maintain the viability of small villages and settlements. In some villages where we are able to procure land and obtain the necessary planning, we would like to offer allotments, amenity areas and orchards to aid sustainability. South Devon Rural Housing Association is a small community based organisation, providing housing and other related services to communities mainly within the South Hams. We rely on local people within our area of operation to become shareholders and to become Board Members on a voluntary basis. We are particularly looking for new members who have skills or experience in the following areas: Finance, Building and Development, Business or experience of Services for Older People.
